In 2019, JCA was appointed to develop concept designs for a new, bespoke coastal residence on the Douglas coastline of the Isle of Man, replacing an existing dwelling on the site. From the outset, the brief called for a bold contemporary home with a distinctive architectural form that would respond to its dramatic coastal setting.

The design was carefully developed with a strong emphasis on modern aesthetics, spatial quality, and views across the coastline, before being successfully submitted to and approved by the Local Planning Authority.

Following planning approval, our team progressed the scheme through to detailed construction drawings, providing the technical information required to deliver the project on site.

In parallel with the architectural design, JCA worked closely with the client to develop the rear garden as an integral extension of the home. The external spaces were carefully considered to complement the architecture, enhance usability, and create a seamless relationship between the interior and the landscaped setting.

Today, the completed home sits proudly along the Douglas coastline, offering a striking and unique presence within its coastal surroundings.

Isle of Man House

Home Extension, Didsbury

JCA provided full architectural services for a contemporary extension to a detached, Tudor-inspired home in Didsbury. The brief called for a modest yet modern addition that would complement the existing character while enhancing everyday living.

During the concept stage, we explored multiple design options, developing two preferred schemes. To support the client’s decision-making beyond traditional 2D drawings, we produced high-quality 3D visualisations set within site photography, allowing both options to be experienced realistically. This approach enabled the client to fully understand the spatial and aesthetic differences and confidently select their preferred design.

Following successful Planning and Building Regulations approval, the extension was delivered as a refined and confident addition that sits comfortably alongside the original home, enhancing both its functionality and architectural presence.

New Milnrow Homes

JCA were appointed to assist a local developer with a challenging planning application for a site in Milnrow. Following an initial review of the proposal, the our team worked proactively to redesign and refine the scheme, addressing the Planning Authority’s concerns while ensuring the development remained commercially viable for the client.

Through updated site and dwelling designs as well as the use of accurate, bespoke 3D visualization , the Planning Application was approved.

The successful outcome was a high-quality mixed-use residential scheme comprising three mews-style dwellings, one detached bungalow, and the sensitive conversion of the previously unused third floor of a long-established historic building to create four luxury apartments incorporating ornate structural roof members within the internal design. The revised proposal achieved planning approval and delivered a balanced, well-considered development that respected its context while maximising the site’s potential.

Bellavista Restaurant

JCA were appointed to deliver architectural design services for a contemporary extension to a well-established local restaurant and wedding venue, Bellavista by San Rocco. The client sought to expand the existing venue with a modern addition that would enhance capacity while creating memorable, picturesque spaces for guests.

Our design process focused on maximising the site’s exceptional surrounding views and carefully integrating the new extension with the existing building. Through close collaboration with the client and a series of design workshops, a final scheme was developed that worked with the building’s existing form and structural constraints.

The approved design features expansive areas of glazing that can be fully opened during warmer months, seamlessly connecting the interior to a generous L-shaped balcony overlooking the western fields. Successfully approved through Planning and delivered on site, the extension now stands as a striking yet sensitive addition—providing a versatile and elegant setting for celebrations and events.

Norden Home Extension

JCA were approached to design a single-storey rear extension to a detached home in Norden, with the primary aim of transforming the existing kitchen and dining areas into a bright, open-plan social space.

Following a detailed site survey, we developed proposals that focused on maximising natural light, particularly important due to the limited existing side windows. The design introduced a reconfigured kitchen layout, new side-facing windows, and a glazed side entrance to draw daylight deep into the heart of the home. The extended dining area provides generous additional seating and social space, seamlessly connected to the kitchen.

While simple in form, the extension has a significant impact on both the internal arrangement and external appearance of the property. Large rear-facing glazed doors and pitched roof lights flood the space with light, enhancing both the dining area and the centrally located kitchen.

To fully communicate the design, we created a detailed 3D model of the existing home and proposed extension, allowing the client to explore both internal layouts and the effects of natural light through simulated weather data. This project showcases JCA’s full range of domestic design services, from measured surveys and planning advice through to detailed construction information and advanced 3D visualisation.

A&F Sprinklers Extension

JCA were appointed to undertake an intricate measured survey and design proposal for A&F Sprinklers’ warehouse and office facility in Rochdale.

The project centred on the expansion of the existing office accommodation through a first-floor extension to the front of the building, carefully integrated with the existing structure.

Following the development of the detailed design, the proposal was successfully submitted to and approved by Rochdale Council’s Planning Department. Internally, the scheme delivered a substantial increase in office space, while revamping the external appearance to offer a contemporary commercial identity. The design incorporates company-coloured cladding, large areas of glazing, and a unique form, resulting in a distinctive and visually striking development that enhances both the functionality and appearance of not only the site but the wider commercial area.

Bespoke Link Extension

This project involved the design of a striking link extension connecting two residential properties in Walsden. The site comprised two similarly styled dwellings set approximately 2.5 metres apart and slightly offset from one another. The client’s ambition was to extend their home to meet the neighbouring property, creating a bold, contemporary link that would feel both grand and architecturally distinctive.

The design process presented significant technical challenges, including differing ridge and eaves heights, varying internal floor levels, and extensive structural constraints. Successfully resolving these conditions required a highly considered geometric solution and focus on fine detail to seamlessly link the two buildings.

JCA ultimately proposed a gabled link extension that not only resolved the complex spatial relationships but also significantly enhanced the home. The scheme incorporated expanded internal living spaces, enlarged bedrooms, and a dramatic double-height entrance atrium featuring a large, front-facing triangular glazed window. The completed project delivers a visually striking and carefully engineered extension that transforms the character of the property and the site.

Luxury Bury Apartments

Early in 2023, JCA undertook a comprehensive measured building survey of an existing large-scale commercial building in the centre of Bury, Greater Manchester. Working closely with the client, our team developed a proposal to sensitively transform the building into 16 luxury apartments, carefully designed around the constraints and opportunities of the existing structure.

Following the successful achievement of planning approval, JCA progressed the project through to detailed design, producing a full suite of high-quality construction drawings and coordinated service layouts. These included detailed floor plans, sections and elevations, ensuring clarity, buildability and a consistently high standard throughout the project while constantly working with the client and conducting site meetings to ensure the construction phase was as smooth as possible.
